How Dawarna researches Amman property prices

Where our numbers come from, how we calculate them, how many listings sit behind each figure and what they cannot tell you.

How does Dawarna get its Amman property prices?

Dawarna publishes medians of asking prices from 2,156 public listings collected on 10 October 2026, plus Numbeo's city-wide estimates and figures from Jordanian government sources. We only show a median when at least 8 listings support it, and every figure is an asking price, not a final sale or lease price.

Data: Hagzi · Numbeo (property) · Numbeo (cost of living).

Process

How we calculate Amman rents and prices, step by step

  1. Step 1

    Collect

We read every public Hagzi listing page for Amman apartments (rent and sale), villas and land on 10 October 2026, recording price, billing period, bedrooms, floor area and neighbourhood.
  2. Step 2

    Clean

We drop duplicates and listings with implausible prices or areas, then convert yearly rents to monthly.
  3. Step 3

    Group

We group listings by neighbourhood and bedroom count and keep only groups with at least 8 listings.
  4. Step 4

    Calculate

We take the median, which resists outliers, and round it: rent to the nearest JD 5, price per m² to the nearest JD 10, prices to the nearest JD 1,000.
  5. Step 5

    Check and cite

We cross-check against Numbeo and official sources, name every source on the page and show the date of the data.

What our Amman price data cannot tell you

Asking, not sold

Prices in listings are what owners ask. Final prices and signed leases are usually lower.

One main listing source

Hagzi lists mainly West and central Amman apartments, so outer areas are thin and figures run above city-wide estimates.

Furnished skew

About 52% of rentals mention "furnished" in the title, which lifts rents; furnishing is read from titles and is approximate.

No time series yet

This is one snapshot. Trends will appear after several monthly refreshes.

Crowd-sourced city figures

Numbeo's figures come from user contributions and can be volatile; we show them as context, not as the market.

Not advice

Nothing here is legal, tax or financial advice. Confirm fees and approvals with the Department of Lands and Survey and a licensed lawyer.

Our methodology: questions answered

Where does Dawarna's price data come from?

Area rents and prices come from public listings on Hagzi, which we collected on 10 October 2026: 1,374 apartment rentals, 723 apartment sales and 59 villas for sale. City-wide figures come from Numbeo, updated 2 October 2026. Fees, ownership rules and residency come from Jordanian government sources. See the price reports →

Are these real sale prices?

No. They are asking prices from listings, which are usually higher than the prices agreed at sale, and asking rents, which are not signed leases. They show what owners and landlords want, not what was finally paid, so use them to compare areas rather than as a valuation. Prices by area →

How do you calculate monthly rent?

Hagzi quotes rents per year, so we divide each yearly asking rent by 12. We keep apartments with yearly rents between JD 1,500 and JD 120,000, group them by neighbourhood and bedroom count, and publish the median, rounded to the nearest JD 5. We use 1,371 of the 1,374 rentals collected. Rent in Amman →

How do you calculate price per square metre?

We divide each apartment's asking price by its floor area, keeping apartments of at least 40 m² priced at JD 20,000 or more and between JD 300 and JD 8,000 per m², so typing errors do not distort the median. We publish the median per area, rounded to the nearest JD 10. We use 716 of the 723 sales collected. Buy in Amman →

How do you calculate rental yield?

For each area we compare the median yearly asking rent with the median asking price of same-size apartments (three-bedroom where possible, otherwise two-bedroom). It ignores costs and vacancy, and because the rent listings skew furnished and priced at a premium, it overstates typical returns. Numbeo's city-wide figure of about 6% is a better benchmark. Rental yield in Amman →

Why is there no figure for my area?

We only publish a median when at least 8 listings sit behind it, because smaller samples swing too much. Hagzi covers mainly West and central Amman, so outer areas such as Tabarbour, Naour and Al Jubeiha often have no figure yet. We will add areas as listings and sources grow. All neighbourhoods →

Why are Dawarna's rents higher than Numbeo's?

Hagzi's listings are concentrated in upscale West Amman apartments, many of them furnished, while Numbeo's crowd-sourced figures cover the whole city, including older and outer districts. Both are shown so you can see the range. Furnished listings in particular carry a premium. Compare the two →

How often is the data updated?

This is the first snapshot, from October 2026. We plan to refresh the figures monthly and to date each snapshot so that trends can be shown once several months of data exist. Each page shows the date of its data. Current price reports →

How can I report an error or add a source?

Contact us with the page, the figure and, if possible, a link to a better source. We correct errors and note what changed. Official sources such as the Department of Lands and Survey and the Ministry of Interior take priority over listings and crowd-sourced data. Contact us →
