Method and limits

We take the median asking rent and the median asking price per square metre from public Hagzi listings. Yearly rents are divided by 12. We show an area only when it has at least eight listings for that measure, and we label the index as asking figures: they are what owners ask, not what tenants and buyers finally pay.

The index is the median two-bedroom asking rent (and, separately, the median price per m²) divided by the base month's value, times 100. The base month is 2026-10, so both read 100 until a second snapshot exists. We will add a month at the start of each month and keep the full history here and in the data files. Read the methodology for sources and caveats.
