Your assumption.
What the cash you do not tie up in a home could earn.

A planning model, not advice. It assumes the renter invests the deposit and any monthly saving, and the owner invests any monthly saving if owning costs less than renting. Our prices and rents are asking figures from public listings and the model does not know your tax position. Calculations are in JD.

When does buying beat renting in Amman?

It depends on how long you stay and what you assume. With the default inputs (a JD 140,000 two-bedroom, JD 1,000 monthly rent, 20% down, 6.81% mortgage) buying overtakes renting in year 2, but that reflects a high implied yield of 8.6% in asking figures (Numbeo reports about 6.0% in the city centre). Replace the price and rent with real quotes for the home you are weighing.

Method

How the model works

Both paths start with the same cash. The buyer puts down the deposit and buying costs, then pays the mortgage and upkeep every month. The renter invests that starting cash instead, pays rent that rises each year, and invests any monthly difference. At the end of your stay we compare what each person is worth: the buyer's home value (after selling costs) minus the loan, against the renter's invested savings.

The answer is very sensitive to how long you stay and to price growth. That is why the calculator also shows the break-even if prices stay flat. We make no forecast: our data is a single October 2026 snapshot, so there is no trend to extrapolate.

Rent vs buy FAQs

Is it cheaper to rent or buy in Amman?

It depends on how long you stay and what you assume for prices. With the default inputs (a JD 140,000 two-bedroom, JD 1,000 rent, 20% down, 6.81% mortgage), buying overtakes renting in year 2; if prices stay flat, in year 4. That result is driven by a high implied yield (8.6%) in asking figures, so test it with real quotes. Rent vs buy guide →

Where do the default rent and price come from?

The median two-bedroom asking rent, and either the median asking price of a two-bedroom for sale or, for an area, its median asking price per m² multiplied by the typical 105 m² two-bedroom for sale. All come from public Hagzi listings in October 2026. Methodology →

Why do the yields look high?

Asking prices in our listings are lower, relative to asking rents, than Numbeo's contributor-reported yields imply. We show the implied yield so you can see when inputs do not describe the same home. Sale prices →

What buying costs should I use?

The calculator defaults to 3% of the price as a placeholder. Use the purchase fees calculator for an itemised estimate, which depends on the home's size and who pays what. Purchase fees calculator →

Does it include a mortgage?

Yes. Set the down payment to 100% to model a cash purchase. Mortgage calculator →

Can I rely on this to decide?

Treat it as a way to test your assumptions, not as a forecast or advice. The result moves a lot with the horizon, the growth rates and the return on savings. Methodology →
