How do I avoid rental scams in Amman?

Never pay before seeing the apartment and the owner's documents, check the agent is licensed, compare the price with the area median, and get a written contract and a signed receipt. For a sale, verify the owner on the Department of Lands and Survey registration extract. We found no Jordan-specific official warning about rental scams, so this is best practice, backed by official warnings on property fraud and online scams.

Warning signs

Red flags

  • Pays before viewing
Never pay a deposit or fee before you have seen the apartment and the owner's documents.
  • Price far below the area
Compare with the area median; a West Amman two-bedroom asks about JD 1,000 a month.
  • Owner not on the deed
For a sale, the name on the registration deed must match the seller or a notarised agent.
  • Unlicensed agent
Only licensed offices can file sales at the Department; check the directory.
  • Pressure to hurry
Urgency and 'other people are interested' are classic pressure.
  • Links and fake pages
Misleading social-media ads, fake pages and suspicious links are common lures, according to the Cybercrime Unit.
  • Cash with no receipt
Insist on a signed receipt and a written contract.
  • Purchase outside the Department
The Department says it will not recognise it.

Official warnings

What the authorities have said

Lands Department

Purchases made outside the Department are not recognised and expose buyers and sellers to fraud (Director General, 2023).

Cybercrime Unit

Misleading social-media ads, fake pages and suspicious links are among the most common lures (August 2026); it did not mention real estate.

Police

Foiled a forged-cheque attempt to buy an Amman mansion in 2021.

Our gap

No Jordan-specific official warning about fake rental listings.

This is an honest gap: we did not find official rental-scam statistics or warnings, so we do not invent any.
